No 22

I am not exaggerating when I say No22 is probably the best B&B I have ever stayed in. The room (we stayed in Pimpernel) looked (and smelt!) absolutely gorgeous and the facilities were amazing. It had everything we needed plus more. The hosts were very friendly and the breakfast was excellent. There were plenty of options and everything was lovely and fresh. What's more, the location is excellent too. It is really close to the train station and only a 5 minute walk into Barnstaple town centre. There isn't any designated parking (which might be viewed as a negative to some) but we were told about this in advance and were given some alternative options. We parked in the station car park which is inexpensive and about 2 minute walk from the property. If you are looking for somewhere to stay in the Barnstaple area, book here. You will not be disappointed. We're definitely coming back! Thank you Jane and Ivan :)

We stayed for a two night break. It ticked every box, quiet, massive room, great breakfast and helpful owner. The room was very light with all the facilities you could wish for including pod coffee machine. Location is just a 5 minute walk to the centre of Barnstable.

Room 3 is a pure delight: bedroom with sitting-room and a magnificent bathroom, with raised bath, walk-in shower and double basins. Freezing outside, the suite of rooms was cosy and warm at all times. Jane, who is responsible for the immaculate interior design and decoration, made us feel very welcome, gave us invaluable local walking advice, and provided great breakfasts. Also, No 22 is ideally situated: 5 minute walk to the town centre and 3 to the station car park. We strongly recommend it.

What a gem of a place! 🙌💓 We travelled up from Newquay, Cornwall for my Birthday. We were not disappointed. Jane was exceptionally warm and friendly. Our room was perfect and the interior design and decor was amazing. The whole place was spotlessly clean and the facilities were awesome. Lots of little extras in the room which all had a nice touch. Hairdryer, shower cap, ear plugs, use of a fridge with fresh milk and a beautiful breakfast which was all included in the price. We started our day with the most tasty granola and fresh fruit, followed by Eggs Benedict, Egg Royale with salmon and fried eggs on sour dough toast with streaky bacon. All the breakfasts were delicious. Jane was very informative and suggested lots of nice places to visit for food and drinks. A genuinely nice lady who goes out of her way to make your stay extra special. We had a blast 💥 Thank you to Jane and your lovely partner. Hope to see you again very soon x Fiona & Nick x 😉

We had a superb four night stay at this lovely bed and breakfast. The house has been beautifully restored and provides unique individual rooms which are furnished to the highest standard. Jane and Ivan are excellent hosts and went above and beyond to make our stay as comfortable as possible. We stayed in the ‘Blue Monkey Room’ which contains a bedroom suite and a separate bathroom with a freestanding bath and a large walk in shower. The facilities within the room contain lovely bathroom products and tea and coffee making facilities. We could tell how much hard work and effort had gone into making the place a great bed and breakfast for guests. Delicious breakfasts with plenty of choice too! What a find! It was so nice to also see Oscar, the loveliest ginger Tom cat you could ever meet. Thank you Jane and Ivan! It was an absolute pleasure to stay here. Laura and Anna.

A hidden gem! Beautifully renovated offering spacious accommodation in this delightful Victorian former station hotel. Home from home! Spotlessly clean, wonderful hosts and finished off with a fabulous breakfast! Definitely 10/10! Highly recommended!

Best B&B I have ever stayed in. Beautifully decorated (it had been completely rebuilt inside) and furnished. Large rooms including a superb bathroom with double basins, latrge bath and a walk in shower. Our host was extremely helpful letting us in early and very well organised. Breakfast was a delight. It was very conveniently located (close to the river) for the town and railway station and shops. I'm glad we stayed for two days

I have to say that this is the best b&b I have ever stayed in and I've stayed in a lot. The owners have done an amazing job with this property and the attention to detail is amazing. No expense spared it's a very high end finish. Jane is a lovely host, wish we could have stayed longer, don't hesitate to book, I guarantee you won't be disappointed .

We had a one night stay at No. 22 but I wish we could have stayed longer. Everything was absolutely on point, stunning room, super comfy bed, and beautiful products with which to pamper yourself in either the slipper bath or spacious monsoon shower. Breakfast was delicious and Jane is a lovely, welcoming host. Cannot recommend enough.
