Friendly family run guest house in a pleasant location, easy walk down the hill but might be as well to get an uber back up the hill to princes street if on foot,always great communication and very accommodating. Older traditional style building, cozy and homely, great value for money

Stayed 3 nights, the owners were super welcoming and accomodating. Gave us tips and pamphlets for Edinburgh when we arrived. Contacting them during the stay was also very easy and help was given immediately. Room was spacious and clean, hair dryer on the wall was broken but was replaced with a new one as soon as requested. The location was great with many cafes and restaurants nearby. Even though the building itself was a little old and rickety, the space as a whole was very comfortable.

Very friendly hosts, cosy and calm and clean venue. In walking distance to all the important sites. Beautiful backyard cat!

Ajaz was absolutely lovely! The service from start to finish was incredibly warm and I felt very welcomed in Edinburgh. The room itself is very charming, spacious, and clean. Despite being just a short walk from the old town city center, my room was still very quiet at night :) overall, I had a great experience!

Hotel has a good location as regular buses take you to the attractions you might want to see. Many fairly good restaurants nearby..The owners are friendly and helpful..but it doesn't distract from the fact that the property is a bit run down..Threadbare carpets and poor decor.My room looked out to a run down garden with children's toys..Dust and dead flies on the window ledge....Kettle doesn't fit under the tap,so needs to be filled with a glass..Then there's the problem of finding somewhere to put it to boil..I had to put it on the floor...not ideal..its not a dreadful place by any means..nothing that with a bit of thought couldn't be sorted..

The couple who run this hotel are very very friendly. Very helpful and welcoming. The beds were comfy and room clean. Perfect location with lots of bars, restaurants and cafe’s nearby. Also just a short walk into the old town which is full of bars etc on the way

This is a great spot when visiting Scotland. Train got it later than check in but that was no problem. Great atmosphere and host. Definitely want to go back.

Stayed with my family for two nights. Great location, gorgeous building and a spacious room with high ceilings. The host was friendly and helpful, too. Bathroom was a bit too small and outdated. For instance clean towels had to be wrapped in baskets on the floor but the sink is too small to catch all the water when kids were washing faces so they get wet etc. Although the room was quite big I wonder why there was only one small desk and a chair but no wardrobe, shelf, table or another chair in the room to put our stuff on.
