This hotel is amazing. Location is perfect. Franco helped for tour guide transfer tickets restaurants for many things. He is helpful,patient,innovator and friendly. He gave best information about Rome and the other things.we feel like in a family. Room is perfectly design and very clean. Türkçe de belirtmem gerekirse Franco harika bir insan her konuda aşırı yardımsever. Her şeyi kolaylıkla organize edebiliyor . Mükemmel bir ev sahibi. Eğer Roma ya gidecekseniz kesinlikle burada kalmanız lazım, bir akrabanızda kalıyormuş hissi yaratır ve her konuda sizlere yardımcı olurlar . En ufak bir soruna bile mükemmel yaratıcı ve yardımsever yaklaşıyorlar ve isteğinizi yerine getirmeden asla vazgeçmiyorlar. Size en iyi hizmeti sunmak için canl başla çalışıyorlar. This was our first stop on my husband and my one year anniversary trip! Emanuele and all the staff went above and beyond to make us comfortable. We arrived early and were able to freshen up after a long flight, they held our bags, and directed us to all the places to go. You can see the Spanish steps from the hotel lobby. It is the cutest boutique hotel, we will back! They made our stay very special!

Wow! What a divine place to stay in Rome! In this gem we have found one of our absolute favourite hotels ever. The location is perfect, walking distance to all the major tourist attractions, shops and restaurants, and only a 100m walk from the Spagna metro station. The views directly over the Piazza are wonderful - you are right in the action, yet the soundproof windows mean it is still whisper quiet! The spacious rooms are beautiful - super comfy yet ooze style and sophistication, and the amenities excellent. We were fortunate enough to be upgraded to their beautiful 2 bedroom 2 bathroom master suite - an absolute haven for our family of 4 (travelling with young adult children) with 3 separate living spaces, a kitchen and lovely dining space, and tonnes of natural light. But what really puts this hotel on the map for us, and definitely worthy of its number 1 ranking on TA, is the incredible level of personal service. Franco & Emanuele go out of their way to look after you before you’ve even arrived, arranging transportation, tours & restaurant reservations. Franco was able to offer all the best restaurant suggestions from family friendly to Michelin, including THE BEST gluten free pasta suggestions, and all were absolutely incredible! He also arranged a wonderful private tour of the spectacularly beautiful yet not well known Palazzo Colonna, well worth the experience and expense! Nothing was too much trouble, and every day Franco would ensure our day’s arrangements were looked after. We truly felt like members of the family, and not just valued guests! Franco has such a genuine passion & enthusiasm for Rome, which is imparted in the beauty of the space he has created at Piazza di Spagna 9, as well as his interactions with his guests. He goes above & beyond to ensure you love this fabulous city as much as he clearly does! So now my only regret about writing this review is now everyone will know about this amazing place to stay and it will no longer be our hidden gem of Rome!! Franco & Emanuele, thank you again for an amazing stay. We loved Rome and your amazing hospitality, and we so look forward to returning to stay with you again very soon!

This property is beautiful and the customer service was top notch. The view from our flat was amazing!! From our first interaction and welcome from Franco and associates, all the way through all of the activities that they coordinated. By far, the best customer experience that we’ve received abroad. This was a big group (family of 20 people). Franco went above and beyond to make sure we had everything we needed and more. From arranging our drivers, answers by many questions as they came up, recommending activities and helping to coordinate, through making sure we had a great culinary experience. So impressed and highly recommend!! Thank you so much for making sure we had a wonderful and very memorable time in Rome!! We all want to come back!!

Literally had the loveliest and warmest welcome, not just on the first arrival at the hotel, but every time we came back. Such lovely and kind people, going out of their way for us, making it feel like an exceptionally personalised experience. Staff were fantastic at giving recommendations on what to see and where to go, as well as making reservations for us. The suite was gorgeous and immaculate, as was the lounge area with incredible artwork. Also had a breathtaking view, looking out at the centre, right by the Spanish Steps. Overall was just an amazing experience, and this was based on meeting such friendly and kind people. If I go to Rome again, I wouldn’t think twice about where to stay, I would 100% recommend Piazza Di Spagna 9 for anyone visiting Rome.

We loved the stay it was a homely it was amazing. there are no words to describe our stay it was out of the world. I will definitely come back with my family. I will recommend it to family and friends . The place was lovely and cosy , the owners and staff went out of the way to help us with sight seeing places, advising on places to eat and visit. I would recommend them 100% no doubt whatsoever. Thank you so much for making our holiday so special.

A 5 star rating isn’t enough for this amazing boutique hotel, which I’d call a home away from home. Emmanuel, Franco, Franco’s mum and Washeem are the nicest and most hospitable hosts. They really couldn’t do enough for us, from the moment we booked and throughout our weekend stay with them. They accommodated every small request, like extra pillows, switching the drink options in the minibar but also went completely above and beyond. The most special touch about our experience at this hotel was the people. A WhatsApp group was set up by the team when we booked and they were SO helpful before the trip and during and they provided so many suggestions on food, gelato, breakfast options. All of the recommendations were fantastic - they knew all the best places that the locals went too and weren’t tourist traps. They booked our reservations and were able to share our food and seating preferences before we even arrived! Our experience in Rome was so unique and special due to the whole team. The suite (Breathe) was stunning and had everything we needed. The items in the minibar were free, a great coffee machine in each room in the suite and there’s also a lobby area which has a gorgeous view and tea/ coffee facilities. The art pieces around the hotel are beautiful and add something special. Don’t think twice about booking this hotel for your trip to Rome - it will be the best decision you make for the entire holiday and you won’t want to leave! Thank you so much to the team for making it a very special baby moon.

The service was unbelievable! Anything I wanted for magically appeared!! A bottle of blanco tequila, a week pass for a high end gym, a spa day, bottled water, extra coffee, cream. Every morning I was greeted by a message. Service was beyond!
