A king bed in master plus a sitting area w/in the bedroom that has a sofa bed with curtains that can be drawn to offer some privacy; ideal for younger children to stay close with parents. The 2nd bedroom has bunk beds with a full-size lower and twin top bunk. The living room couch will sleep an additional guest, however, if you prefer a queen air mattress, please request one prior to check-in. We've added a swimming pool in the backyard, but PLEASE NOTE the pool area is fenced in and accessible to this property AND two other rental units next door. This Unit A has a nice deck that wraps around from the front door to the back door with ample lounge space in the back corner area.We are so close to Lake Conroe, there is a boat ramp in the neighborhood, and a boat pass is available upon request! We have a circular drive for your boat or trailer and room to unhitch, if you like. Beautiful, brand new (October 2022) home right on the lake across from a great marina. If there is a happening place in Conroe, this Marina would be the place. Guests could easily boat or kayak to dinner and/or shopping. We provide two kayaks and one paddle board for your use. Our home is 3 stories with 5 large bedrooms and 4.5 bathrooms- sleeping 12. We have a private boat dock and lift for a vhull boat and a jet ski, two balconies and a patio. All bedrooms are on the second and third floors so stairs are required. We’ve set up a couple of different work areas for those of you that can’t completely break away from the grind. Each room is equipped with a smart TV. We have a large game room fully equipped with pool table, lots of games, karaoke and a Wii U. We’ve truly tried to provide our guests with anything they could possibly need. We hope above all, that our guests notice that we tried to make our place a home away from home. We are a single family home but still close to our neighbors. We therefore, need to be respectful of both privacy and noise. If you are looking for a place to “party it up” we are probably not your place! The water is about 4-6 feet deep beside the bulkhead depending on the water level of the lake. They lower the water level during Hurricane Season as a precaution. You can use the wooden staircase that leads into the water by the boat house and swim if you desire at your own risk and we HIGHLY ENCOURAGE swimmers to use certified flotation devices. At night, you can turn on the disco ball & twinkling lights at the boat house & enjoy dancing to the moonlight.The Master Bedroom is on the first level. It includes a King Size Tempurpedic mattress with luxury linens and anti-allergenic mattress covers and pillows. It includes his and hers walk-in closets and full bathroom with gorgeous new claw foot tub and step in shower with rain shower head--we provide thick bath towels and beach towels. A Smart TV is in the Master--NO CABLE, just streaming available. The room has a floor to ceiling wall of windows to enjoy the lake views as well as french doors that lead out to the balcony. But don't worry about the light--custom black out shades cover the entire wall of windows.Downstairs also has a guest bedroom with a Queen tempurpedic mattress, luxury linens and anti allergenic covers for mattress and pillows--the glass doors have black out window treatment for privacy and to ensure a good night's sleep. A brand new full bathroom on the first floor with step in shower and granite counter top on the vanity adds convenience for guests.Upstairs there are two bedrooms that both have black out custom window treatments. One bedroom has a Queen size tempurpedic mattress and a beautiful private balcony lets you enjoy the wonderful lake views. The other bedroom has a bunk bed with Twin on top and Full on the bottom as well as a separate twin bed.
