This does include not having any fires in the fireplace. We charge a $200 fee if there is any indication of any form of burning/smoke in the house. (This is for the safety of our guests and to protect the property.)-The space below the carport (downstairs house) is not included in this rental.- Excessive mess: If the property is left excessively dirty there will be a $100 fee for extra cleaning.- Late check-out fee: Late check-outs are allowed only if explicitly approved. If approved prior to arrival you can check-out as late as 11:00 a.m. with no charge. There is a $25 charge per hour if we extend anytime beyond 11:00 a.m. and the latest we can let someone checkout is 1:00 p.m. For day of late check-out requests there is a $35 per hour charge. If not approved, there will be a $50 charge for a 30 minute late check-out. If the guest has not left the property after 2 hours they will be charged for a full additional day. This does not allow the guest to stay an additional night; it's a penalty fee. This extra day fee is without discounts. - Guests must provide a working telephone number. If the telephone number does not work then the reservation can be canceled without refund. - For each undeclared guest there will be a $40 charge. - We will always go above and beyond for you.
