The location of the hotel is very convenient, close to the castle and very close to delicious restaurants, bars and shops.
It is only a 10 minute walk from the train station, so very easy to reach.
Hotel is clean and has everything you would need.
Top tip: if it rains there are covered roads, 1 road inward from the main road. So almost no rain when walking here.
Great location near Sanomiya train station with lots of food nearby. Also have a supermarket and daiso nearby. The place also provide happy hour wine and snacks like candy and pancake. Kids love it.

The room is really spacious and has everything. Clean sheets, pjs and wc. The room was clean also but not as clean as my previous jp hotel ( some marks on the table) Bed was comfy too.theres an air purifier whoch was great. Bathroom doesn't have a bathtub as there is onsen in the hotel and massage chairs in the shared area. Love the free snacks, ramen, ice bar and Yakult. At night the onsen can get crowded.
It's right at one of the entrances to nankinmachi and has a city bus stop a few steps away. The famous senbei shop is nearby too. Highly recommend!
This is a very nice hotel. The front desk staff provided excellent service. It’s not far from the subway and the room was clean. If I have a chance to visit Kobe again, I will definitely stay here.
Very easy access to Kobe station. Room is more spacious than most Japanese business hotels. And there are lots of amenities to rent out at lobby. Highly recommend.

Wow, this was our first time staying at a Dormy and we loved it. We've stayed at other business hotels, and Dormy has been the best this far. The roof top onsen was great, very clean with lots of personal care products to use. They offer free ice cream (popsicles after onsen 🤤) and ramen in the evening, and free yakult in the morning. The room size is economical, bit larger than other business hotels we stayed in.
Parking is not free, it's 1300 a night (if there's space). If it matters, the pajamas they provide are not visually appealing, though they are comfortable (a shirt and pants, both using synthetic sweat wicking (think athletic wear) fabrics).
Huge hotel with great facilities, but gym, sauna, onsen and pool have to be paid extra and at high prices. That left a very bitter aftertaste. The room was large but a bit dated and could be cleaned better.
The service at the reception could be nicer and speak better English. However, the rest of the service staff were extremely nice and helpful. Early check-in was possible free of charge.
The hotel is very close to Kobe airport, but only offers a shuttle service for the train stations. Why not also for the airport is somewhat questionable.
Hotel has all the needed toiletries , pajama, slippers and even face mask.
Room is clean and comfortable to sleep.
Amenities includes washer dryer washing machine
Location is just a short walking distance from sannomiya station and just outside hotel have many restaurants and convenient stores.
Free beeakast buffet is a bonus but eat once or twice is ok. Menu are almost same everyday.
Staff are friendly. Easy and fast checkin checkout.

We stayed in Naruto Room which is really amazing. Kids are super excited for the free gifts and Naruto , Sasuke clothes.
Your can enjoy free drink, snacks and welcome fruit providing in the room.
Dinner and breakfast are included which is really high quality and delicious. Awaji beef is a MUST try.
If you like watching stars, GRAND CHARIOT is a wonderful for you.
The only disadvantage is the transportation. We went there by public transport. All information and instructions are unclear and we spent plenty of time to get there. Also, hotel is far away from the park entrance. You must contact the hotel at the information centre from park Exit F for the pick up when you arrived. Other than that, everything is perfect.

Not foreigner ( Western & Asian) friendly. We travelled around 70 Roykan in the last 3 years and this is the wrost service we ever had. Japanese get to seat and offered juices when they checked in while we have to stand at the front desk and no juice offered. We asked for the yukata rental (free rental) and the young staff just ignore us twice. We asked for sizes a few times then he just said it’s all here. Then when we picking the only two small sizes he grabbed and give it to the Japanese girl and ignore us or never ask us before he took it as he knows we are looking into those. Very rude.
Most of ryokan will bring you to the room or assist to bring luggage or already put in the room for you. This one you do everything yourself after check in.
When we get into the hotel room it’s hot as no aircon is on. Then air con is broken so we called reception. With their broken English they insisted I don’t know how to turn on the aircon which I told them the air con is broken, after 15mins on the phone showing me how to on I keep telling them to send the staff up as we are so hot in the room as it’s summer and no window open and no fan was on after moving luggage. They came up and fix the air con for 45mins then told us it’s broken and need to change room. The whole hour we were sweating but no offer of water / drinks or anything and we just stand in the room while they fixing. When they decided the room need to be changed, they asked us to wait downstairs but leave the luggage in the room so we thought they will move luggage to the new room but they did not. Staff see us so hot at lobby didn’t tell us there is free drinking machine that we can get ice juices , they just watch us hot and sweat and not saying a word. When the new room is finished, they gave us the new room key and asked us to move the luggage ourself and return the old key. No help at all and wasted 1.5 hours of our onsen time. No apologies as well. I feel like being treated like a trash. Not enjoyable at all.
I paid extra for the sea view room which when they change my room they offered a slightly bigger room but my sea view was mostly blocked (in the pic )which I am not so happy.
There is amenities corner at the lobby, at night after the onsen we come back and want to take the lotion as early on it was gone and they didn’t replenish, the female staff have a bad attitude and flip her eyes ask us which room we stayed, we showed her the key and she said the cream is already in the room which her broken English. There is one set in the room but those are small one time pack which we finish after we had the onsen so we want to take another one. She was rude and insist we can’t take. Her attitude was so bad seems like we are stealing. There is an amenities cornor, if you not allowing guest to take please do not have this setup.
Food is okay with the buffet. Wagyu beef is nice but they is a normal standard for Japanese onsen buffet nothing too special.
Overall, with the price paying compare to other roykan in Japan, this hotel have very bad service to non Japanese. There is also nothing special for this onsen. Probably best to try somewhere else.
WWoolly WoollyThe location of the hotel is great, surrounded by convenience stores (a 24hrs Donki is at the opposite of the hotel, with FamilyMart and 7-Eleven along the streets) & affordable restaurants. The train stations for four lines and also the transit bus to Kansai Airport is only an 8-10 mins walk away, granting easy access not only to varies tourist sites in Kobe, but also to Osaka and the airport. The room is not spacious but we have enough room to spread out 1-2 luggages (hotel rooms in Japan are typically very small), the double bed is comfy and big. The room is soundproofed, we knew there were children and families staying on our floor but we only heard them once from the hallway, the room enable us to get a good night's sleep in such a busy area. The public area and room are clean, staff clean the room every 3 days, but you can also request room cleaning service every day by telling the reception. I personally enjoy the shower very much, the water flow is strong, and the rainfall shower did an excellent job to wash our tiredness away. Shampoo, conditioner & shower gel is provided, other disposable toiletries are available on the lobby floor. There are 3 washing machines (wash & dry) for all guests on the 2/F?? which can be paid by coins, the laundry room is usually fully occupied and it is better to avoid after-dinner hours, it would be perfect if every room has its own washing machines like other hotels. During our stay (which is the hottest time in summer), the hotel thoughtfully provided ice-cream soda for guests at their cafe every night after 8PM, that is a suitable place where you can get refreshed and chit-chat after a long day. Overall, we appreciate the professional service of hotel staffs and enjoy our stay at the hotel, we would recommend The Royal Park Canvas to those are looking for an affordable, quality hotel with convenient location.

MMisafir KullanıcıAmazing hotel!! The staff were very friendly and helpful. Large room, incredibly comfortable beds, good temperature control. Very nice shower room. One downside was there was only a small table (there we two of us). There was a shared kitchen and lounge area, which were very nice. The coffee was excellent. I would love to stay there again. Very close to the bus stop and whirlpool tour. But public transport on the island is very limited so it is difficult to get to other attractions if you don't have a car. There is local bike hire, but they were out of/didn't have e bikes, and the hills are very steep.

One staff told me that because the room was ”Japanese Style”, and that I had to take the bedding from the closet, move the low table and make up my own futon.
I live in Japan and I know what a ”Japanese Style” room is. Ryokans of a good grade will have staff make up the futons. When a hotel is too large, the work of making up the futons for all rooms becomes onerous, however, one wonders why ”five star hotel” if one has to make up one's own futon AND receive education on what a ”Japanese Style” room entails [ I am in the hotel business].
The lobby is bleak and looks cheap. No style, no charm. The seating is ugly and cheap. There are real plants here and there but no cut flowers. Cut flowers are very expensive in Japan. Too expensive for this hotel.
The final point is that I booked this specific hotel in order to take a swim. Although the weather was fine, the pool had closed the day before I arrived. The pool was still full of water, perfect and peaceful, but ”closed”. No doubt, this saves on staff and other expenses, in the same way that making up one's own futon does . . . all this is fine for a hostel, but not for a luxury hotel.
I have been generous with my star-giving because I like to be kind, and because several of the staff were truly exceptional in their kindness and service, however, we hope that the management will note our comments. Please pay for more staff and please keep your pool open as long as the weather permits. Global warming means pools can stay open longer. :-)
독독락당The Unizo Inn was one of the best locations I have stayed at in Japan. The room, relative to Japanese standards, is quite spacious and their degree of cleanliness is enough for even me, someone seldom fickle about cleanliness, to perceive. In addition, they also have a water dispenser situated just outside the elavator in the hallway leading to the room for anyone who might need some hydration. On the other side of the water dispenser was a VOD ticket machine for any guests interested in viewing the hotel's selection of movies. While I did not make use of this service, I am certain there are some travellers who would be most pleased to have something to entertain them even in their room. While I did not decide to have breakfast included with my room for the duration of my stay, the area in which the hotel is located makes it a prime location to acquire breakfast, whether that be a Matsuya right below the hotel or, my preference, Yoshinoya a little ways away. On the note of location, though, the hotel is well situated near Sannomiya station, giving ease of access to other regions of Kobe. That said, the wealth of restaurants and stores near the station alone could probably keep one interested in food occupied for a while. The staff were overall very friendly and the experience as a whole was most enjoyable. One point to note, however, was that like every other hotel I have been to in Japan, there is a stark absence of three-holed outlets so North Americans with three-pronged plugs should be aware of this and come prepared with an adapter of some sort.
